Create inner + financial freedom

A once-in-a-lifetime opportunity

In just under two weeks, we are closing on the neos·life estate.

We need the final funding piece to complete the acquisition of the estate.

This is our most important, exciting and informative (lots of pictures) newsletter yet.

Where are we at?

The seller has no more patience as there is another eager buyer (who I originally invited to become an investor in neos·life only to find out that they have been pressuring the seller to sell to them instead.)

So whilst neos·life continues whether it’s this estate or another, it is now or never for this village vision — in our hands now, we have an incredible opportunity and also an incredible deal. More on that below.

We are making progress across the board. This week, ten of us spent a day on the land - architects, regeneration and autonomous building experts - discussing how to turn our 410 ha into the heaven we envision.

Working on the land zoning

What’s the plan?

Now to make this all happen, we need a few millions in the next ten days. That sounds like an impossible task — that is until you hear the following:

  1. We are calling for a €5M bridge loan for six months to acquire the land. During that time, we will refurbish the estate and open for business. This time will also allow us to go to the bank and get a mortgage to repay your bridge loan.

  2. To make this worth your time and money, we are offering a 20% p.a. interest rate meaning you will get your money plus a healthy return back in six months.

  3. To make this even more interesting, we give you 1% of equity for every €1M lent, so you will keep a share in neos·life even after you got your money back.

  4. You can invest as little as €100,000 but ideally we are looking for a few people that can lend us €500,000 or more.

  5. Next week, we are due to receive the planning permission to develop the land extensively, resulting in our land valuation rising from €5.1M to an official €15M.

  6. This land serves as your security, should we not be able to repay you in six months — more on our risk management below.

  7. Last but not least, you are making neos·life happen and you will always have a place to visit and stay at.

neos·life is a purpose-driven startup that needs money now to make things happen so in just six months we start generating income which will be used to further invest in and develop neos·life. We have a new investment deck that highlights the opportunity to create a ‘new earth’ as we develop the land, build homes, host retreats and run our transformation programs.

Everything is ready to go

Karen and I have been working non-stop to mobilise the following on day one:

  • Multi-competency team of architects, regeneration, autonomous buildings and system designs experts — who gathered this week on the land to develop the masterplan (see above)

  • Our own wood house construction line on-site — with the first house scheduled for end of February 2025 and the goal to build one house per month, circumventing the usual supplier delays and dependencies

  • Two tiny houses for delivery in December — serving as first initial homes and showrooms for potential residents

  • A one-of-a-kind ceremony and workshop space — in advanced development (see image below) for building next year

  • 800m2 food market garden (feeding up to 20 people) — scheduled to be built in the last week of October

  • Existing hotel to go through a 3 month refurbishing period — with neos·life opening for its first guests in March 2025

  • Signature retreat program is ready (neos·center) — with guest facilitators already booking their retreats with us (email us). We have already a number of requests of 2025, with our first retreat taking place in December 2024 (pre-refurbish)

  • Planning permission to develop up to 77,000m2 — due to be granted next week, leading to a certified valuation of the land of €15.1M

In short, everything is ready to go to create a new paradigm for living and being.

The moment of truth

If you want to see neos·life happen, now is the time to get in touch.

We ask you to help us secure this land by lending your money to neos·life for just six months. After that, we give your money back by getting a bank mortgage on the property (takes 3-6 months in Portugal). On top we pay you 10% interest for the 6 months and you get a 1% equity in neos·life to keep for each €1M - proportional to the amount you lent us.

You get your money back in six month, plus 10% more and you get to keep a stake in the business of the future of living and being - while your money is secured by an increasingly valuable property.

We care about the risk

We have done everything possible to protect the downside and are prepared even for the worst case.

If for reasons beyond our control, we can’t refinance with a bank or receive other investment and we therefore cannot pay you back in six months, we will initiate the sale of the property.

In this case, the land including all the work we have done will be sold and you repaid. With the planning permission in hand, the land is worth many times what you invested.

The land will be worth even more given all the additional refurb work that will have been done, food garden, masterplanning and our first new house that will have been constructed by then.

Furthermore, there’s already a competing buyer (someone I have personally shown the land to) that is eager to buy this land from us.

We don’t want to dwell on the negative but just to highlight that no matter what happens, there is a plan.

Karen and I are in with you on this. Everything I have invested already plus a year of work (four for Karen) that has gone into this project.

This is your opportunity

You will have brought neos·life to life, made 10% on your money in just 6 months and own in total up to 5.5% in neos·life without having made an investment (you got your money back). And if neos·life becomes the global well-being and transformation ecosystem model that it is designed to be, it will become a valuable company of which you will own a part of.
