“Is this an investment or a hippie commune?” we were asked the other day.
neos·life is definitely not a hippie commune (not that there’s anything to judge) and it is much more than an investment.
neos·life is an evolving blueprint for a new way to be, live and thrive that appeals to the vast majority of people rather than a fringe of society.
neos·life’s core mission is to reinvent how we live well without giving up the achievements of modern life.
‘Hippy communes’ stereotypically sacrifice quality living for inner freedom and an alternative tribal identity.
neos·life is not about reducing our quality of life or conforming to anything, but in contrast elevating our experience, and increasing our overall sovereignty and well-being.
Just like people moved from the countryside into cities, a successful neos·life will see people wanting to move back into nature with the benefits of city life and without its disadvantages, and much more.
We envisage a ‘village’ with 500 residents in 200 homes alongside a cutting-edge global well-being hub serving up to 20,000 people per year through holistic medicine focused on chronic diseases including cancer (healing), physiological, mental and nutritional education and therapies (well-being), and retreats for inner evolution (transformation).
The village will have everything to live well and beyond including our own school focused on sovereignty and learning to critically think, an organic farm supplying high-quality local food from farm-to-table, full utilities independence with our own water and energy, entertainment and recreational facilities and eventually our own small airport (the land happens to already have an airstrip).
To some this could sound like a crazy vision but if you think about it, it’s actually quite sensible, and we are convinced that many more people will want to live like this or to spend time there as guests once they experience it.
where we are at
Obviously, a vision like this doesn’t materialise over night. It needs to be built. At our usual rate of inspired productivity however we’re confident this won’t be too challenging.
We have found the imho perfect piece of land: In remote nature but close enough (75 mins) to an international airport and Lisbon, a highly sought after place to live (Wall Street Journal).
The land is beautiful with swung hills, a river, a lake and other large water bodies, lots of cork trees, an active agriculture and certified organic farm.
We have an existing hotel and buildings with 20 bedrooms so we can host experiences (our own retreats) and those of others (interested? please message us) starting in early 2025.
We have already submitted a masterplan requesting the development of up to 77,000m2 (less than 2% of the land) expecting a result by the end of this month. This ensures we can build everything aforementioned and provide a very attractive return to the lucky investor that is visionary enough to back us. Unusually for Portugal, the zoning allows the development of up to 200,000m2.
We have hired the architects of Australian Inphinity Design to help us craft a compelling vision for the design of our village starting with a stunning facilitation space for workshops and retreats.
We are working with Bruno and Jay from Ekogaio to design our first food garden and create the zoning for land regeneration, greening and rewilding.
We bought two top quality Tiny Houses that will be connected as a larger space and serve as living quarters and office for Karen and I as well as a showroom for those that strive to live a luxurious yet simplified life.
We are working on setting up our own wood house production workshop and team to build high quality houses on the land starting in 2025 without the dependency and delays from sought after suppliers. We are also exploring 3D printed houses as well as innovative solutions as provided by System3E. As in every other area, we are committed to implement the most regenerative and innovative solutions.
This week, I am showing the estate to an associate of the internationally renowned cardiologist Dr. Nader Butto, the creator, teacher and practitioner of the revolutionary Unified Integrative Medicine who we are looking forward to host retreats on the land and develop our clinic and healing offering with.
investment thesis in 4 bullets
Acquiring the estate for €1/m2 ($0.10/sqft) incl. buildings worth > €2M
3-5x value uplift following planning permission (77,000 m2)
Sale of residential land use rights & houses > €100M
Building a global well-being hub and ecosystem - unicorn opportunity in itself
All of that for an investment of €5M. The rest can be financed with debt, EU grants and pre-sales, or with additional equity for an accelerated build.
Below is our 1-page summary of neoslife’s investment thesis. You can also find it together with our investment deck here.
If you know a vision-aligned investor and introduce us, you receive 2% of their invested amount.
If you are interested to invest yourself, this will likely be the last opportunity for small investors to be a shareholder of neos·life the company.
We hope to welcome you soon on the land.
With much love,
Vincent and Karen
