Dear Community,
As you know we are in a crucial moment, and need to provide the sellers a concrete plan/evidence asap. With around €1M pledged (confirmed after the initial €2.2M suggested by the poll), we need to find the remainder in the next day or two! We believe they will grace us til Monday if we are showing the pledges coming in.
Here’s a brief summary of points to clarify as succinctly as possible some of the important things you might be wondering about. Naturally each point opens further questions, hence the need for brevity, but our intention is to reach people that feel a natural alignment sufficient to feel comfortable to get in touch directly.
What happens once the land is bought?
Once the land is bought, two parallel processes will begin.
1 — Northern guest part: ‘The Center for a New Humanity.’
The Center, with it’s educational, healing and wellbeing mission, can begin operations immediately as we have existing structures and have invested much already, e.g. renovation plans, a management system, a calendar of retreats and regenerative programs. All founding members can begin to access this at a discount or free.
While we deeply welcome the spirit of co-creation and community involvement, the Center itself is not structured as a co-owned asset but rather will be stewarded by those with laser-focused alignment. Profits will be reinvested into the development of the Center (and wider village), and will eventually become a Foundation guided by a board of the highest expertise and moral alignment to the vision (e.g, Lisa Margulies — Vincent’s mentor, and Zach Bush MD are currently council member and will be increasingly involved).
It will deeply serve the residential community. Living adjacent to a thriving hub for healing, creativity, connection, and learning is not only an extraordinary lifestyle benefit — it also creates future opportunities for many residents to work, host events, and generate income through collaboration. We also invite other aligned purpose-driven entrepreneurs to create complementary businesses on the visitor (and residential) side of the land, e.g. the development of spaces for particular experiences or services.
2 — Southern part: Neos Village residential village
We’re now entering a phase of planning on many levels — from infrastructure to social and cultural life. As a co-owner of the southern land, you’re free to be as involved in collective decisions as you wish. Some may prefer to simply enjoy the space without taking part in the development, while others will feel inspired to contribute more actively.
This is what we mean by “community light” — a place where people can live in their own way, with freedom and privacy, as long as there's mutual respect. It’s this balance that makes the community emotionally sustainable and welcoming for all.
Let’s look at these levels:
Infrastructure planning:
We have already made a start to the land aspects with Ekogaio, our regeneration experts to locate the important areas for housing, agriculture, rewilding, and new roads. We’ve also spent time with multiple housing partners to explore housing designs that are biotonomous, modular, beautiful, simple to build.
Obviously this is all going to take a lot of time to both get full permission for and build, and is shaped by financial resources and the skills and involvement from the community. Meanwhile you can still be in a tiny house or other impermanent structure as you desire (we have two tiny houses to live in that take 3 months to build).
Fortunately this time can also be used to develop the social infrastructure of the community. We are excited for many campfires, hikes through the estate, and facilitated circles together!
The Center also assists this purpose, providing more context to meet — also for new potential community members to join us.
Social/cultural planning:
It is essential that we first get familiar and set our agreements on the Meta Level:
Communication channel — for instance our existing app has the functionality of creating many types of groups. The app also has a lot of masterclasses to refer to for community building skills that was part of The New Earth School.
Making decisions — e.g Sociocracy allows for fast decision making, whilst every person is valued.
Meetings best practices — we will define all types of meeting, their rituals and facilitation methods.
Conflict resolution — we will define our preferred conflict resolution practices and mediators, for which we have several partners already.
Expertise — we will get to know each other and everyone’s areas of expertise and interest so that we can identify leaders and teams.
Vision and cultural alignment — we will explore in depth the vision for the community culture, so that if anyone is not aligned at this stage they can exit early on. As the founding members, this alignment at the core level is vital, so we can lead by example for later members.
Once this foundation is laid, we will proceed with any and all decision making content to map out, structure and co-create over time, led by initiators and expertise, e.g. shall we build the School in location a, b, or c.

Pledge Financial Terms
We want to clarify again what we’re creating here is not an investment model with fixed financial returns (ROI). Instead, pledging €20k, €150k, or €1m is a commitment toward co-ownership — contributing to the collective purchase of land and, where applicable, the development of your home on that land.
Each pledge contributes toward something tangible — a share in the estate and/or a future home. The specific use-rights or allocations that correspond to your pledge will ultimately depend on the total costs involved and your final contribution. In short, the benefits scale with what you contribute.
For example:
If you pledge €200k and the portion of land you’d like access to live in is valued at €100k (it will be much more in the future, especially as the Center evolves and living at neos·life becomes ever more attractive; what we are offering now will be never again prices), the remaining €100k could be used to fund your home — whether that’s a simple cabin, an elaborate tiny house with a deck and a pool, or towards a 3 bedroom modular house. While the funds are initially used to secure the land, we are confident at raising additional capital (via bank loans, EU grants, new co-owners, development partners, etc) to support the homebuilding phase once the estate is acquired. Securing the land significantly strengthens our ability to unlock further resources.
If you pledge €20k, you can access a portion of land equivalent to that amount, and slowly increase it over the next few years.
Note — campsites can charge €10k annually for just the rental of a space. We do not want a big campsite, but just saying that €10k for lifetime co-ownership and homesite within an incredible setting is an extraordinary deal.
The specific location, size, and cost of each homesite will be determined during the development phase, following the acquisition of the land. This process involves carefully assessing the total available square meterage to accommodate approximately 200 homes within the most suitable areas, while preserving natural features such as existing trees and wild spaces. In addition, we will allocate dedicated areas for essential community infrastructure, including educational facilities, entrepreneurial spaces, creative studios, and venues for gatherings and events.
At that stage, we’ll work together with all co-owners to make fair and thoughtful allocations, taking into account each person's preferences and contribution.
If at any point a co-owner decides not to proceed, they can either:
Sell their share and allocated homesite to someone else, or
Request a refund, which we will aim to return as soon as it becomes realistically feasible based on available liquidity.
We also want to be transparent about why some terms may have felt vague up to now. It’s not because anything is hidden — quite the opposite. It’s because we value openness, flexibility and precision. Rather than locking in rigid or the wrong terms early, we’re intentionally creating space to co-design this, ensuring that the final agreements reflect everyone’s values and needs — while making sure that the principles and rules lead to a thriving and diverse community rather than a struggling one (learning from so many projects that either failed or succeeded due to a host of factors, including careful long-term planning).

neos·life’s vision is to become a place that is home to many people not just a niche or specific tribe otherwise it cannot evolve into a larger model for a new way of being, living and humanity.
